Actual Kitchen

The actual completed work was much better than we have anticipated. Lightings set the ambience and provide the right kind of mood. Unfortunately I couldn't capture the 'warm white' lightings with my camera.We are really glad that the kitchen is well equipped. All the storage and applicances are accessble within the U-shape or J-shape modular cabinets to be more accurate.And there is sufficient counter top space to work on too. Countertop space is much needed especially for food preparation and appliances usage like rice cooker





The layout of the kitchen is designed following the triangle rule (sink, cooking & refrigerator).Island is added to provide more counter top work space and storage spaceThe actual installation with all the utensils and neccessities on and in the cabinets. Pretty functional.The U layout design allows all items accesible within reach (2 to 3 steps away).




The lightings are pretty sufficient. A double white flourescent provides sufficient lightings.The wall fan mounted at the centre of kitchen cools the area especially when the working area is crowded and cooking activities gets hot.The spot lights are added to provide warmth effect and different ambience when dishes are diplayed on the island top.


The dining area is located just infront of the island top. Very much like an opened concept and promotes better interaction with guests while working at kitchen.The island top serves as temporary tops for fresh/hot dishes that comes out from the wok or oven.Its also perfect place to unload all utensils and plates to be served to dining table.This dining table can be extended for 8 seater. Currently it is 6 seater.

We decided on porcelain tiles with some glaze for ease of cleaning and maintenance. As our design theme is country, we decided on rustic colours and texture. The tile dimension is 30cm by 60cm with a thickness of 1cm. It really feel tough and heavy. I was told that it requires about 200 pcs to cover the area of 360 sqf (kitchen & dining). The gross weight was over 800kg.We choose Sahara Stone because it creates an ambience of a warm country home

Initially we didn't consider the island, but after adding in the appliances particularly the oven, we realise that it took up some counter top space.We realise we had to have the island top so that we have more table space to work on and thats why the island was added




The lightings we choose flourescent light and sppt lights to highlight the island top and kitchen area. In the rendered picture it really looks good.

Dining Hall

Basically we wanted an opened concept for our Kitchen and Dining Hall, to allow more interaction when entertaining guest when they are seated at either dining or at kitchen island.

We feel that this layout will promote more interaction with our children, as the dining and kitchen island can be used as work table for the school work.


One of the things that we did to make this area looks more spacious is by using single floor tiles for both kitchen and dining. The choice of tiles create the "rustic" feel" . The specification of the tiles contains some rough surface for better grip and it also contains some glaze to allow easy cleaning. We also choose grout that contains anti-fungal for easy cleaning too, and its properties that maintains its colours permanently.

Living Hall

In the Living Hall we decided to use floor laminate to create the warm and coziness in the hall. Floor laminate has its advantage as it is easier to clean and maintain when compare with porcelain and marble tiles.

About This Project

I purchased this Kota Kemuning townhouse in August 2003 from a developer known as Hicom Gamuda. I was pretty hesitant when I placed my booking fee because the unit cost RM260,000 which is relatively high because I was still living in the impression that I can buy a double storey house below RM300,000. I was contemplating to do more research before committing the booking fee. Fortunately my mom was present and encouraged me to place the booking. I have no regrets purchasing this piece of property. I was fortunate to get this unit because this was the only ground level unit available that faces the golf course. I came at the right time... not too early and too late because this unit was actually sold but had to let it go because its loan application was rejected.The build up this ground level unit is 1500 sqf with another 200 sqf garden. Its living hall faces the golf course, so it provides the fresh green scenery at our living hall.
